What is The Heights of Knoxville?

It’s a high-quality apartment community designed especially with University of Tennessee students in mind. The Heights features a variety of spacious apartments with hardwood-style floors, full kitchens and in-unit laundry, plus a full set of community features such as a 24-hour fitness center, pool and hot tub, sports courts and more. All just minutes from UT, with private shuttle bus service to campus.

Is The Heights part of the University of Tennessee?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at The Heights has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at The Heights pays a flat rate that includes:

  • Furniture package with leather-style seating
  • Washer and dryer in each apartment
  • High-speed Internet in each bedroom
  • Water/sewer, trash removal
  • 24-hour on-site management
  • Community features — pool, fitness center, etc.

What size are the apartments?

The spacious accommodations at The Heights range from two bedrooms to four bedrooms.

Are private bathrooms available?

Yes, most of the apartments at The Heights feature private bedroom-bathroom suites.

Are the apartments furnished?

All apartments at The Heights feature a furniture package including a full-size bed, dresser, desk and chair in each bedroom, and a leather-style sofa and lounge chair, end table and coffee table in each living room, plus a dining set in 2- and 4-bedroom apartments. When do the contracts start and end?

The standard term is August 17, 2019 to July 30, 2020, with payments made in 12 equal installments. Limited alternate dates may be available; please inquire with our staff.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Heights also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at The Heights?

Your living costs at The Heights can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Heights. Normal payment deadlines will continue to apply.

Is The Heights open to non-students?

Nearly all the residents at The Heights are students at the University of Tennessee, with some from Pellissippi State Community College. The per-person contracts are designed with students in mind. Nonetheless, The Heights is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired apartment.

What kind of safety and security are provided?

The Heights has monitored fire sprinklers, steel front doors with deadbolts and individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

The Heights is a pet-friendly community in select buildings, subject to restrictions on animals and breeds. The community is smoke-free in all indoor areas. Guests are welcome at all times, subject to the consent of apartment-mates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at The Heights?

The Heights offers free surface parking for residents. Limited guest parking is also available at no charge.

What other transportation options will I have?

The Heights offers a dedicated shuttle bus to the UT campus that runs every 30 minutes from 7:30am to 6:30pm on weekdays when classes are in session. The ride is under 15 minutes each way. Bus passes cost just $75 for the school year. Click here to view or print the bus schedule.
