Frequently Asked Questions

What does it mean to have an individual lease?
Each resident is responsible for their own bedroom and their share of the common areas. If a roommate does not return, you are not responsible for that roommate’s payments.
When is my rent due?

Rent is Due on the 1st of each month and is considered late at 12 AM EST on the 6th. Rental payments are set up as an installment plan, with the contracted amount divided up between the 12-month lease term.

What if I need to break my lease or don’t return for the spring semester?
The Heights of Knoxville lease is binding and cannot be broken. If you cannot live at the property after signing, you will need to re-let your space. Contact the leasing office for current re-letting requirements and assistance.
How do I pay my rental installment?
Rental installments may be paid by check, money order, or through the online payment system.
What do I need to bring to my new apartment?

We recommend queen size bedding as the beds are full XL. Any dishes, cookware, and any decorations that you would like for your new home!

Do you allow pets?

Pets are welcome at The Heights of Knoxville. Contact the leasing team before bringing a pet so we can walk you through the pet policy, restrictions, and applicable requirements.

Do you have a roommate matching system?
Yes. Residents who do not already have a roommate in mind can complete a roommate-matching profile. The leasing team uses the information provided to identify a compatible match.
What if I need maintenance in my bedroom or apartment?

You can submit a maintenance request through your resident portal. For emergency maintenance, please call the office during office hours, and for afterhours calls, please call the emergency maintenance line.

What furniture is provided?

Each bedroom includes a full XL bed, mattress, headboard, desk, chair and dresser. The living area includes a couch, coffee table, and TV stand. The kitchen includes energy-efficient appliances, a refrigerator with an ice maker, a dishwasher, and a washer and dryer.
